HIPS
All properties now require a Home Information Pack (HIP). HIPs need to be ordered before a property goes on the market.

A HIP requires:
•    Home Information Pack Index
•    Energy Performance Certificate and recommendation report
•    Sale Statement
•    Standard Searches
•    Evidence of Title
•    Leasehold or Commonhold documentation (if appropriate)

There are other documents that you can also put into a HIP, these are called ‘Authorised’ documents. These are just optional, however if you do include them they could speed up the buying process if they are already in place. The cost of a HIP is between approximately £300-500. However, if you voluntarily include further authorised documents the price will increase.
