NOW WHERE IS THAT CERTIFICATE?

For anyone thinking about selling a property, its always a good idea to check that you have all the right paperwork to hand, which can be an important aspect in getting a property ready to sell.

Naturally you will want to make sure the property is clean and tidy, ready for those all important photos, but once a sale is agreed, then the paperwork becomes quite important.  If you have not sold a property recently, you may be quite surprised at the level of detail required when completing various forms for your solicitor/conveyancer.  If you have all the right information where you can find it, that saves time and means your solicitor can send out the contract package to the buyer's solicitor and the legal work can get started ASAP.  The more information that can be provided to the buyer's solicitor, the less extra questions they should need to ask, and that saves time too.

The sort of thing we are thinking about:- FENSA certificate for any replacement windows and doors, certificates relating to any electrical work carried out, guarantees for damp treatment, etc., planning or building regulations approval and completion certificate for any alterations, certificate showing the gas boiler has been serviced within the last 12 months, etc.

You may be one of those very organised people with all the important paperwork safely filed away, but if not, a bit of time spent on sorting it all out can really pay dividends, especially if you are hoping a sale will proceed quickly.
